Hi there. I would like to share with you a little bit about our short stay rental holiday house located in the beautiful unspoilt gem of Filey on the East Coast of North Yorkshire which has been enjoyed by guests from the UK and overseas.
It’s a charming self catering holiday house, full of character. Launched in April 2019 it is tailored for families. Accommodating up to 12 people with 5 bedrooms and 3 bathrooms there is ample room for you, your loved ones and friends to relax after enjoying the best that East Yorkshire can provide. There are numerous local places of interest to visit and explore. Walk, cycle, relax on a train, gaze out of a bus window, cruise the sea or explore scenic back roads by car. Whichever way you enjoy travelling, destinations abound. Filey’s town centre is less than a 5 minute walk away with an array of restaurants, cafes, traditional pubs, independent shops and much more.
Majority of our bookings are for more than one family, mostly related to each other and looking to share a large family holiday house.. However if you have a group of 4 – 10 people you can still give us a call.
The house is a short walk away from Filey’s beautiful sandy beach, described as one of the “best beaches in the country for families”. Close to local attractions, train and bus stations.
In these unprecedented times, we at Number 12 Yorkshire Holiday House would like to reassure our guests that your safety and well-being is our number one priority.
We are taking bookings and continuing to follow closely all Government and Health Service guidance for COVID 19. Additional measures have been taken to provide the safest possible environment for our guests, our staff and ourselves.
We are flexible in regards to cancellations due to the current situation.
Check-in times will be from 5pm and check-out times will be by 9am to give staff more time to deep clean.

We are a 5 minute stroll away from Filey’s beautiful Sandy Beach
You will fall in love with this modern Victorian style houses’ features, from the high ceilings and ornate coving – cornice plaster and ceiling roses to the restored fire places. You will appreciate the kitchen which offers a Range cooker and a separate well-equipped utility room, fantastic for your catering needs. There’s also an impressive dining room with an extendible table that can be set up for 8 people to come together and enjoy memorable family meals

Valid for 12 months from the purchase date for any future direct booking.
The total booking amount can be paid in full at the time of booking, and must be accompanied with the refundable damage/security
deposit amount of £200
You have the option to pay 25% of the full booking fees if your check in date is over 42 days from the time of booking.
The balance must be paid so as to arrive no later than six weeks before the commencement of your holiday. If the balance is not received by the due date then your holiday will be treated as a cancellation and you may still remain liable for the balance.
Methods of payment can be made by a BACS bank transfer. An invoice gets issued and emailed to your email address.

(With no Covid -19 situation) All cancellations must be notified as soon as possible. If you cancel your holiday more than 6 weeks before it is due to start then your booking payment will be refundable. If you cancel less than 6 weeks prior to the holiday then the deposit is not refundable, (the damage/security deposit will be refundable at any time).
If you make a deposit of 25% of your booking fees and decided to cancel 6 weeks prior to your check in date you will be refunded the full 25%. If you decide to cancel less than 6 weeks to your check in date then that deposit will be non-refundable.
Damage/security deposit – In making a booking you accept responsibility for any theft, breakage or damage caused by you or any member of your party and agree to indemnify us in full for any loss that we may incur as a result.
The damage/ security deposit will be returned within 10 days of the end of your holiday less the cost of damage/breakages if any.
The maximum number of people using the accommodation at any time must not exceed 12 + 2 infints upon request so we can set up travel cot beds. Only those people listed on the booking form can occupy the property. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.
Bookings cannot be accepted from persons under twenty one years of age.
No sorry no pets are allowed anywhere inside the premises, otherwise it will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to and any damage or extra cleaning caused by pets will be at the expense of the lead booker.
Smoking / Vaping anywhere inside the premises are not allowed otherwise it will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to and any damage or extra cleaning caused by smoking will be at the expense of the lead booker. However, there are designated smoking areas outside the house.
Access to the house is from 5:00 pm unless otherwise agreed and guests are required to vacate the house by 9:00 am on the day of departure. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests, especialy with the current Covid 19 situation.
Upon your departure, it would be appreciated if our guests could empty the bins, strip used beds and clean any dirty dishes.
Please treat the house with due care so that other guests may continue to enjoy their stay. In the event that you notice damage in the house, please let us know immediately so that we can take the appropriate action. If there have been any breakages during your stay, we would be grateful if you could advise us before you leave. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage found.
In the event that any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.
The internet connection is available (at no extra cost) subject to technical availability.
