Booking Systems and Information:

Thank you for considering our booking system. We want to ensure that your experience is smooth and enjoyable. Please take a moment to review the following details:

Payment Options:

  • The total booking amount can be paid in full at the time of booking, along with a refundable damage/security deposit of £200.
  • If your check-in date is over 42 days from the time of booking, you have the option to pay only 25% of the full booking fees.

Balance Payment:

  • The balance must be paid no later than six weeks before the start of your holiday. Failure to make the payment by the due date will result in your holiday being treated as a cancellation, and you may still be liable for the balance.

Damage/Security Deposit:

  • By making a booking, you accept responsibility for any theft, breakage, or damage caused by you or any member of your party. You agree to indemnify us for any losses incurred as a result.
  • The damage/security deposit will be returned within 10 days of the end of your holiday, minus the cost of any damage or breakages, if applicable.

Cancellation Policy (COVID-19):

  • Due to the ongoing COVID-19 situation, we understand the need for flexibility in cancellations.
  • Our worry-free cancellation policy allows for a refund of the full booking amount, minus a £50 admin fee, in case of cancellation. Alternatively, you can change your booking dates if we are closed for your stay and travel restrictions are in place according to government guidelines.

Cancellation Policy (Unrelated to COVID-19):

  • All cancellations must be notified as soon as possible by telephone and then in writing.
  • If the booking is cancelled less than 30 days before arrival, the deposit is non-refundable, and you may still be liable for the balance.
  • If the booking is cancelled more than 30 days before arrival, the booking amount will be refunded, minus a £50 admin fee. The damage/security deposit will be refundable at any time.

Accommodation Guidelines:

  • The maximum number of people allowed in the accommodation is 12, and only those listed on the booking form can occupy the house.
  • Any breach of this condition may result in the termination of the booking without notice or refund.

Additional Policies:

  • Bookings cannot be accepted from persons under 21 years of age.
  • Pets or smoking anywhere inside the premises are strictly prohibited and will result in immediate termination of occupancy and forfeiture of all payments. Any damage or extra cleaning caused by pets or smoking will be at the expense of the lead booker.
  • Check-in time is from 5:00 pm unless otherwise agreed, and check-out time is 9:00 am on the day of departure. This allows for thorough cleaning and preparation, especially considering the current situation with COVID-19.
  • Upon departure, we kindly request guests to empty the bins and clean any dirty dishes.
  • We reserve the right to enter the house at any time for essential maintenance or inspection purposes.
  • Please treat the house with care to ensure that other guests can continue to enjoy their stay. If you notice any damage, please inform us immediately so that appropriate action can be taken. Any breakages should also be reported before your departure. You may be charged for any loss or damage found during the inspection at the end of your holiday.
  • Please lock the doors and close the windows when the house is unoccupied.
  • We reserve the right to charge for additional cleaning costs if the property is left in an unacceptable condition.
  • In case of any lost keys, the cost of replacement will be charged to you.
  • Re-letting or subletting of the house is strictly prohibited.
  • Internet connection is available at no extra cost, subject to technical availability.
  • We are not liable for any temporary defect or malfunction of equipment, machinery, or appliances in the house.
  • All inventory must remain in the property as it was upon arrival.
  • Children under 18 must be supervised by their parents/guardians at all times.
  • We reserve the right to terminate a holiday without compensation in the event of unreasonable behavior by the persons named on the booking.
  • Any problems or complaints during your stay should be immediately reported to us, and we will do our best to address them. Complaints not reported during your stay will not be considered.
  • We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
  • Number 12 is located in a residential area, so we kindly ask you to be considerate of our neighbors throughout your stay.
  • Please remember that this property is privately owned and our home. We expect all guests to enjoy the facilities and treat the property with the same respect they would give to their own house.
